Every metallic floor is built in layers — each one serving a specific structural or aesthetic role.
Step 1 — MVB
Moisture Vapour Barrier
The first layer applied to the concrete slab. The MVB blocks moisture vapour transmission from below, protecting every layer above and ensuring long-term adhesion. Skipping this step is the leading cause of coating failure on concrete slabs.
Step 2 — Base Coat
Colour Foundation
An industrial-grade epoxy base coat is applied in your chosen colour. This layer establishes the visual base and creates a hardened, protective bond to the freshly prepared concrete surface.
Step 3 — Metallic Layer
The Art
A thick, highly fluid metallic coating is mixed with your selected colour(s) and applied across the floor. Our installers use specialized rollers, squeegees, and controlled airflow to manipulate the wet material — creating the one-of-a-kind swirl, wave, or lava-flow pattern that defines each floor. No two floors are ever identical.
Step 4 — Polyurethane Topcoat
Maximum Strength
A high-performance polyurethane topcoat is applied as the final seal, delivering the hardest, most durable surface possible. Polyurethane outperforms standard epoxy topcoats in abrasion resistance, chemical resistance, and UV stability.

Matte Finish
A low-sheen, understated surface. Hides minor scuffs and fingerprints; ideal for commercial and high-traffic spaces.
Available with anti-slip aggregate on request.
Satin Finish
The most popular choice. A subtle mid-sheen that enhances the metallic depth without the maintenance demands of high gloss.
Available with anti-slip aggregate on request.
Gloss Finish
A mirror-like, high-reflectivity surface that maximizes the visual drama of the metallic pattern. Stunning in showrooms and luxury residential.
Available with anti-slip aggregate on request.

Residential Garages
Show off your garage with a floor that looks like a luxury showroom — without the luxury price tag.
Retail & Salons
Create an Instagram-worthy interior that drives social media attention and brings customers back.
Home Gyms
Impact-resistant and moisture-proof — no rubber mats needed. Handles dropped weights and heavy equipment.
Commercial Lobbies
Make a first impression before anyone even meets you. A metallic lobby floor signals quality from the moment clients walk in.
Real feedback from Vancouver homeowners who’ve had their floors transformed.
"I went with the metallic epoxy for my two-car garage and the result is absolutely stunning. I've gotten more compliments on my garage floor than on my kitchen renovation. The Deluxe Coating crew were professional, finished ahead of schedule, and cleaned up perfectly. Worth every penny."
"We converted our basement into a home gym and the flake epoxy floor has held up incredibly well. It's been 18 months of daily workouts — dropped weights, gym equipment scuffs, spills — and it still looks brand new. The texture is perfect for bare feet and grip. Deluxe Coating delivered exactly what they promised."
"Had Deluxe Coating do my workshop floor last fall and I couldn't be happier. The crew was efficient, on time, and clearly knew what they were doing. They spotted a hairline crack I hadn't even noticed and repaired it as part of the prep. The floor is smooth, tough, and so easy to sweep. I'll be recommending them to everyone."

Common questions from Vancouver homeowners before their first epoxy project.
How long does a garage floor coating take?
Most single-car or two-car garage floor projects are completed in one to two days. A standard single-car garage typically takes one full day: half a day for surface prep and grinding, and the second half for coating application. Larger four-car garages or complex metallic systems may require two days. We’ll give you an exact timeline when we assess your floor.
